Case Study — Residential
Zanzibar City's landmark multi-storey luxury residential development. Premium specification. International investor reporting. Completed 2018.
The Challenge
Al-Saadi Apartments set out to demonstrate that a premium multi-storey residential development could be delivered in Zanzibar to a specification that international buyers and diaspora investors would recognise as genuinely high-quality — not a local interpretation of premium, but the real thing.
The project required precision reinforced concrete frame construction, consistent dimensional accuracy across multiple floors, and a finishing specification that would satisfy clients who had personal experience of high-quality residential construction in Europe and the Gulf.
Investor-clients required assurance that their capital was being used effectively and that the project was progressing to programme — even when they could not be on site themselves. The traditional approach of periodic phone calls was insufficient. A daily reporting system was implemented from day one.
The Benchmark Approach
Benchmark approached Al-Saadi with the same systematic programme management applied to government contracts. Before any concrete was poured, formwork was checked for dimensional accuracy using the Leica EDM. Every slab pour was documented with photographs and programme notes distributed to investor clients that evening.
The finishing programme was managed as a separate sub-programme, with each apartment inspected by the site manager and reviewed by the director before it was handed to the client for their own inspection. Snagging was completed before — not after — client walkthroughs.

Every investor client received a daily diary report by 7pm throughout the Al-Saadi build — photographs, programme commentary, and next-day plan — reviewed and distributed by the director. This is how Benchmark builds trust with clients who cannot be on site every day.
