The most common cause of construction delay in East Africa is not poor workmanship — it is equipment that isn't available when you need it. Hired plant arrives late, breaks down with no backup, and generates disputes about who bears the cost.

Benchmark eliminated that risk by building its own fleet. Every major category of equipment required on our projects is owned, maintained, and operated by Benchmark directly. This is how Tier 1 contractors in the UK operate. It is how we operate in Zanzibar and across Tanzania.

When we commit to a programme milestone, we have the physical assets to meet it. No phone calls to a hire depot. No waiting for a delivery that is two days late. Just the work, done on time.

Benchmark Concrete Factories

Most regional contractors buy concrete from third-party suppliers and accept the delays, price volatility, and quality inconsistency that comes with it. Benchmark owns three dedicated concrete production facilities — giving us total control over mix quality, delivery timing, and cost on every project.

Zanzibar

Our primary production facility, supplying Benchmark's ongoing construction programme across Unguja Island. Ready-mix concrete produced to specification and delivered to site on demand.

Pemba Island

Established to support Benchmark's significant Pemba Island project pipeline — including Micheweni Hospital and Ole Secondary School. Eliminates the need to barge concrete across from Unguja.

Dar es Salaam

Benchmark's Tanzania mainland presence. Supports mainland operations and procurement, and positions the company to deliver government and commercial projects across the wider Tanzania coastal region.

What this means for your project: Concrete supply is never a programme risk on a Benchmark contract. We control our own mix design, production scheduling, and delivery — which means your slab pours happen when the programme says they happen, not when a third-party supplier gets around to it.

Most contractors buy ready-mix concrete from a supplier and hope the truck arrives on time. Benchmark owns the factories. Our three batching plants — in Zanzibar, Pemba Island, and Dar es Salaam — produce concrete to proprietary mix designs that meet or exceed international structural specifications.

This means your slab pours happen when the programme says they happen. Mix quality is controlled by our own team. Delivery is scheduled around our programme, not someone else's. It is one more way Benchmark removes uncertainty from your project.

Wheel Loader

The Komatsu WA380 is a Class 1 heavy loader capable of handling the most demanding earthworks and bulk material requirements of any project in our portfolio. Ours is maintained to manufacturer specification and is available on any Benchmark site at 24 hours' notice.

This is not equipment hired from a depot. It is Benchmark's own asset — which means it is available when your programme needs it, maintained to a standard we control, and operated by a trained Benchmark employee who is accountable to our site team.
