Al-Saadi is Benchmark's landmark residential scheme — a multi-storey apartment development in Zanzibar City completed in 2018. The project required precision formwork, a concrete frame structure with consistent floor-to-floor dimensional accuracy, and a finish specification that satisfied discerning investor-clients who visited site and inspected progress personally.

Throughout the build, every investor client received daily diary reports — photographs of the slab pours, the blockwork, the finishing, and the external works, all with programme commentary from the site team and reviewed by the director before distribution.

Dimensional Accuracy

Premium residential does not tolerate the dimensional tolerances acceptable in lower-specification construction. Every floor, every opening, every junction is set out and checked against the Leica EDM to exacting tolerances.

Finish Quality

Plaster, tile, joinery, and paintwork are inspected by the site manager and the director before the client visits. We do not ask clients to accept remediation on site — we fix issues before the inspection.

Investor Transparency

Every investment deserves daily reporting. We do not wait for client site visits to share progress. The digital diary is live every day — photographs, programme update, and next-day plan — before the client's morning coffee.

Procurement Support

Specification, sourcing, and supplier management are handled by Benchmark. We advise on materials that are available in Zanzibar, suitable for the marine climate, and appropriate for the client's budget and finish ambition.
